Property AdVantage is your always-on property marketing engine across Facebook and Instagram.

It automatically promotes your listings using your live property feed and audience data, keeping your agency visible without relying on manual posting or someone “having time later”.

How It Works

Once switched on, Property AdVantage runs continuously using your live property data.

Every 2 hours, your latest property feed is pushed to Meta. This includes all relevant listings, ensuring your ads always reflect what’s currently available.

Those listings populate carousel ads that are created and structured within your Meta ad account.

From there, Meta’s AI handles delivery. It decides who sees your ads based on behaviour, engagement and audience signals, helping your listings reach people most likely to be interested.

At a base level, Property AdVantage focuses on people who have already interacted with your brand. This includes:

  • Website visitors (via Facebook Pixel)

  • People who engage with your social content

  • People who have interacted with your ads or videos

So rather than relying on manual posting or broad targeting, your marketing is built around warm, relevant audiences.

With Premium, this goes further by incorporating your CRM and lead data, along with a built-in lead capture process.

Everything runs inside your own Meta ad account. There’s nothing new to log into and nothing to manage day to day.

An advert can use a number of formats to present your properties to people looking to move in your local area but the most powerful carousel format for agents allows for up to ten properties in one advert.
