Are you tired of spending hours creating and updating ads for your property listings on Facebook?

Do you want a more efficient and cost-effective way to reach your target audience?

Would you like to use the power of machine learning, AI and tap into the powerful algorithm of Facebook to help find local buyers and attract future local sellers from your listings?

Want to maximise your existing Facebook ads? Or maybe, you’ve not even started!

Your going to want to read more about our AdVantage service!

How does it work?

We push your property listings directly into Facebook every hour and these then automatically populate your pre-designed ads. This saves you time and effort and ensures that your ads are always up-to-date just like they are on your website.

But that's not all – AdVantage also offer a range of other huge benefits that really tap into the latest powerful machine learning available, including:

Personalisation: With dynamic ads, you can show specific properties to people who have already shown an interest in similar listings on your own website, or to people who fit your target demographic. This means your ads are more relevant and targeted, which will increase your conversion rates.

Facebook has over 50,000 data points on each user using the platform and uses this powerful data to show your listings to buyers and people looking to move in your local area.

Retargeting: With dynamic ads, you can retarget people who have already shown an interest in your properties by visiting your website.

This can be a highly effective way of converting warm leads into customers, and can improve your overall return on investment.

Cost-effectiveness: Facebook's dynamic ads are designed to optimise your budget and maximise your return on investment.

By showing your ads to people who are most likely to be interested in your properties, you can minimise wasted ad spend and get the most out of your budget.

You can learn more about the overall service in the explainer video created by Paul here – https://www.loom.com/share/ab0b69b3c47c4bd6bf29d75a0101745f

What does a catalogue advert look like?

An advert can use a number of formats to present your properties to people looking to move in your local area but the most powerful carousel format for agents allows for up to ten properties in one advert.

Check out the example below:

This allows you to promote multiple listings in one advert with only one budget and Facebook presents different properties to each person depending on what they have been looking at previously on your website or the actions they have been taking on or off the Facebook platform.

This explainer video covers how the ads will look - https://www.loom.com/share/7474552adb204aa78026c3910967e52e.

What do you get?

  • The setup / configuration of your ads within Facebook

  • A live property feed pushed through to your Facebook Ads on an hourly basis meaning from your perspective, it’s a completely hands-off approach

  • Highly targeted, pre-populated ads displaying available sales and / or lettings listings running across both Facebook and Instagram

  • A monthly activity report direct from your Facebook account and of course, you’ll be able to access your website stats from Google Analytics for more of an oversight

  • Access to a support / account manager for any questions etc (might involve an hourly rate depending on the time / work involved)

What’s it cost?

  • Setup being a minimum of £240.00 (4 hours) paid direct to Paul Long. If it will take longer, then he’ll let you know.

  • Our standard monthly subscription for an existing website client is £50.00. This includes upto 4 separate feeds - usually residential sales and lettings, both for available and unavailable stock.

  • In terms of the actual click costs from Facebook, we’d aim to get you started on a maximum budget of £3 per day, per campaign which would be payable direct to Facebook via your account. Of course, the actual amount is your decision so it could be lower or higher.

  • Any additional feeds for running multiple campaigns might be charged separately.

  • Any additional support/Facebook account management charged at £60.00 per hour.

Let’s get cracking!

We need a bit of time to refine the overall product and get proper benchmarking stats out of it – and this is why we’ve opted for the introductory offer. To be absolutely clear, the monthly cost could go up or down depending on the results we gather over the next few months – from what we’ve seen so far though, the results are pretty awesome! ?
