What is 'Property Tagging'?


This feature is an absolute top-favourite amongst our team. The sheer possibilities with it are endless! 


From simply providing your website visitors with a granular-level search, more than any portal currently provides, through to interesting marketing approaches, and to enhancing the property search even more with SEO. This feature could truly be a differentiator for your agency! 


How does it work?


To start with, we have a generic list of tags and alongside those, keywords that are associated with them. You can see these via the CMS (in the “Tagging” section). 


We’re automatically scanning your property feed and specifically the Property Description & Featured Bullet Point fields, looking for any mention of the keywords and when found, that property is tagged. 


On the main website, the "Filter" menu in the Search Form enables the user to select exactly what they are looking for. 


Importantly, tags will only appear in that list if they actually have properties associated with them (minimising the risk of "no properties found"). 


For this feature to work more accurately, the property text needs to be quite detailed so things like "driveway", "hot tub", “pet friendly” or "wheelchair accessible" can be found. 


As mentioned above, you can find the full generic tag / keyword list in the CMS under the “Tagging” option. You can also, customise it completely to your own specification so it becomes truly unique to you! 


Something to bear in mind here. This feature equates to a fundamental change in how property description / featured bullet points are written (i.e. a lot of detail). In our experience, generally description text is often pretty short and un-detailed. 


The entire tagging system is automated so as long as keyword matches are found in the property text, then the “Filter” menu will update and enable the user to search on it. 

It’s also, important to note that there will always be instances where it's not 100% accurate. For example, we had an instance whereby - "hot tub" - was picked up on a particular property listing and upon looking closer, the description text said something like - "hot tub available but not included (to be agreed separately)". That's an example of something we just can't code around. 


All the instances where we've found inaccuracies have been easily avoided by just changing the wording used in the description so it doesn't conflict. 


It's also, worth nothing that you have total control over the tag / keyword list and you can deactivate options from appearing in the "Filter" menu too - if you wanted. So for example, if you didn’t want “hot tub” to be a filterable option on the website, you can just deactivate it.


How could I use this feature in marketing?


The marketing opportunities of the back of this could be awesome! For example, you could post content across your social channels promoting the eco-friendly properties you have on your books with a link directly to the page displaying them all, or perhaps, just the ones with a hot tub!? No other agent (aside from our clients of course) will be doing this! 


The main reason we developed this feature was actually to bring more emphasis on disability in the property industry so things like “lift access” and “wheelchair accessible” are elements that we’d love to see much more of!
